Building Operations

Mechanical and Electrical maintenance

The main focus of Reliance Facilities management’s mechanical and electrical maintenance is on predictive and preventive maintenance. Through our sub-contractors we provide maintenance of:

o Building Management Systems
o Air-Conditioning systems
o Electrical installations
o Plumbing and Water treatment plants
o Fire Fighting systems

Building Maintenance

o Identification of defects and rectification
o Program for all routine building maintenance works
o Tendering and contract management for repair, redecoration or improvements.

Operation and maintenance of the buildings’ BMS (Building Management Systems)

Soft Services

Cleaning

Cleaning services are provided of the highest international standards and specifications. Reliance Facilities Management will appoint a cleaning company to carry out housekeeping and will enforce the best housekeeping practices anywhere in the world. A comprehensive cleaning schedule for the entire development we manage showing items to be attended to daily, weekly, monthly, etc; and impose strict supervision on a daily basis of the successful contractor will be prepared

Pest Control

Periodical pest control measures including general disinfestations would be adopted for flying insects as well as rodents. Reliance Facilities management has strict quality controls and ensures that only eco-friendly and bio-degradable chemicals are used.

Landscaping

All landscaping maintenance and upkeep would be carried out to exacting standards utilizing original designer’s specifications and briefs.

Risk Management

Safety & Security

Both these services go hand in hand and are not exclusive from each other. We initiate and implement a suitable security program for the building, employ a competent security team, monitor its performance and ensure well trained personnel of a suitable caliber are available at all times.

Insurance Management

Reliance Facilities Management has a vast knowledge of insurance policies and benchmarking available in the global market and advises its clients accordingly to safeguard its valuable assets.

Disaster Management

Reliance Facilities Management has formulated action plans and fixed procedures to be followed in the event of unforeseen disasters. These include evacuation plans for fire, bomb threats, accidents, etc.

Reserve Fund/Sinking Fund

We undertake detailed surveys and life expectancy analysis for items requiring periodic expenditure on maintenance and set up and administer a reserve fund account to allow for these items in accordance with the owning body's procedures.

Tennant-Owner Relations

Managing effectively the Estate’s occupiers contributes in large part towards creating a successful development. Occupiers require their environment to be clean, safe, and convenient and attractive. We foster and maintain good and close relations with owners and occupiers to ensure continued satisfaction.

Tennant billing

As part of the co-ordination between the tenants and the owners, Reliance Facilities management has systemized procedures for billing of services such as air-conditioning, common area electricity and other common facilities.

Parking Management

Reliance Facilities Management has a systemized and scientific approach to parking management that ensures optimized usage of parking space based on usage and maximizing space usage.

Planning and Budgeting

Reliance Facilities Management would assist the owners by preparing annual budget forecasts of management expenses, for approval by the client to ensure that there are no unexpected outgoings for the property which also serve as a cross check to service payment requests.

Financial Management

Reliance Facilities Management will set up and maintain a fully independent set of management accounts and prepare and submit monthly statements indicating all income and expenditure. We arrange for the account to be audited on an annual basis by professional and independent Auditors.

ISO Documentation

Reliance Facilities Management will apply its ISO documents and systems to monitor the various operations of our clients. ISO brings about change at the grass root level and changes the culture and mindset of the people in an organization.

Energy Management

The largest component of the maintenance costs are attributed towards power consumption. This allows for substantial amounts of saving by re-working the operational aspects of equipment management.

Reliance facilities Management has detailed formats and systems that help in the study of the energy costs of a building. A detailed study will be conducted of every equipment and component of the energy consumption. This will enable us to ascertain the scope for reduction of energy consumption by changing the mode of operations or by making changes to the equipment. Detailed reports will be handed over stating the costs involved for such changes and the savings that can be achieve by implementing them. The report would also contain details on the pay back period for such changes.
